The number of visitors is too high. You would need a subway. The Maifeld is of course a suitable location. It has approximately , square metres of space and once a year polo and a few other events take place, otherwise nothing happens.
You can certainly find other spaces for these events, as they used to take place elsewhere. In terms of traffic, it is almost as well connected as the area in front of Rominter Allee, is underutilised in terms of sport and is idle for most of the year.
I could imagine that a stadium could be built there, paying tribute to the historical context. The park needs development as it is still largely unknown to the public today.

Personally I think one of the biggest mistakes people make when going to Olympiastadion for the first time is to try and get a ticket where the home fans sing and shout.
The main area the lower ostkurve is usually sold out mainly season ticket holders but there are usually plenty of places in the upper ostkurve.
The problem with getting a ticket here is two-fold. First, you are miles from the pitch due to the running track. Second, you can not see the home fans singing and dancing etc as they are below you I quite like blocks 1 to 5 above the family section where block 5 is better than block 1, so the higher the block number the better.
I forget what the equivalent blocke are on the other side ? These are mid-priced and you get a good view of the football and the Hertha fans behind the goal.
The first time at the Olympiastadion is a great experience I enjoy the great atmosphere at german grounds and as for the atmosphere in Berlin , there is a good reason why I have a Union season ticket and not a Hertha one.

Whenever I have been, the away fans have been at the opposite end, but this may vary depending on the opposition.
We always sit in one of the sides, usually the 'Gegentribüne', simply because that's where you buy tickets unless this has changed in the past couple of years and also because it's the nearest side for the S-Bahn station after the game.
If I were you, I would buy tickets on the day before, or the morning of the match, depending on when you arrive. There is a fan shop at the Europa Center close to Zoobahnhof and another at Hauptbahnhof.
You can also go to Karstadt Sport also near Zoobahnhof. If you buy on the day, I think they stop selling late morning, after when you have to buy at the ground.
If you can get tickets in the lower ostkurve then fine, the atmosphere will be good. As for tickets in the upper ostkurve I'd pay a little bit extra for blocks 5,29,4,30 or blocks O, P downstairs which are towards the home end and have great views of everything going on.

I went last week v Koln. Got ticket in Block P, just to the right of the Ostkurve euros. Great view of the pitch and the fans.
Good atmosphere. The Ostkurve never stopped. There's also not as much distance from the pitch in the corner as opposed to behind the goal.

It was a boring in a cold afternoon. The attendance was and I found it shocking. Literally the half of the stadium was empty. I bought my ticket online and picked it up from ticket window on the day.
There is a station just outside the stadium. Supporters behind one of the goals very very live during the entire game.
